Industries Building Management Systems

Buildings.
Comfort that explains itself.

A modern building is thousands of sensors, a dozen systems and an alarm list nobody can keep up with. We build building management platforms and AI support that keep spaces comfortable and efficient, surface faults early and leave the decisions with your engineers.

What we build

Why buildings are different

The work happens
between your systems.

A single floor crosses HVAC, lighting, access, lifts and meters, each with its own vendor, its own protocol and its own console. The result is that your engineering team spends the day finding out what the building already knows.

So visibility, early faults and clean handoffs are the real product. The platform has to know a valve is hunting before the tenant calls, put the evidence in one place, and make the next step obvious.

What we build

From the plant room
to the tenant's desk.

Start with one building or one system. These are solution examples, not claims about previous deployments. Controls, review points and acceptance evidence are agreed before implementation.

Unified building monitoring

HVAC, lighting, lifts, access, fire panels and meters in one view across a single building or a whole portfolio. Alarms arrive with context: which zone, which equipment, what changed, and what it affects.

Energy & sustainability tooling

Consumption by zone, tenant and system, with peaks, waste and drift made visible. Reports for owners, tenants and regulators are generated from the same governed meter data, not assembled by hand.

Maintenance & work orders

Faults become tracked work orders with the evidence attached: the readings, the alarm history and the asset record. Technicians see what to bring before they climb the ladder.

Tenant & occupant experience

Comfort requests, booking, access and service updates in one place. The question tenants actually ask, why is my floor too warm, gets an answer backed by live data.

Integration with existing BMS

We connect to the systems you already run: BACnet, Modbus, KNX, vendor APIs and the protocols your plant room speaks. Your existing BMS stays the system of record.

Portfolio analytics

Energy intensity, alarm rates, comfort complaints and maintenance cost per building, so capital decisions rest on evidence rather than the loudest complaint.

AI in the building

AI around the plant,
never in charge of it.

AI can remove the work that surrounds a building: triaging alarms, reading manuals, spotting drift, drafting schedules. The line we hold is clear. AI prepares, drafts and routes. Setpoints, plant and safety stay with your engineers.

Alarm triage

The flood of BMS alarms is grouped, ranked and explained: what is urgent, what is noise and what repeats every Tuesday. The action is drafted. A building engineer approves it.

Comfort & energy optimisation

Setpoint and schedule suggestions built from occupancy, weather and tariff signals, so the building runs efficiently without anyone freezing. Every suggestion is reviewable before it applies.

Fault detection

Valves hunting, sensors drifting and plant running out of hours are detected from trend data before tenants complain. Each finding links to the readings that produced it.

Predictive maintenance

Equipment likely to fail is flagged with its run history, so maintenance is planned instead of reactive. The decision to intervene stays with your engineering team.

Document & manual search

O&M manuals, schematics and commissioning records become searchable in plain language, so the answer to how this AHU is supposed to work takes seconds, not a phone call.

Portfolio signals

Patterns across buildings that show where energy and maintenance cost actually come from, so you fix the constraint and not the symptom.

One fault, end to end

Detected, triaged,
fixed, verified.

The scene below traces one fault through the platform: a sensor reports, the controller triages the alarm, a work order is dispatched to a technician, and the fix is verified against live readings.

Controls & accountability

Boundaries agreed
before the build.

Your operations, compliance and legal owners confirm the rules that bind your buildings; we translate them into engineering controls and review evidence. This is not a compliance certification.

AI never takes direct control of plant

Setpoint changes, plant starts and safety systems stay with your engineers and your existing control logic. AI observes, suggests and drafts. People decide, always.

Safety systems stay independent

Fire, life safety and critical alarms remain on their certified systems. We read from them; we never sit in their path.

Evidence travels with every action

Readings, alarms, suggestions and approvals are retained against each asset and exportable, so an audit or dispute is answered from records, not memory.

Logs you can audit

Every AI-assisted action is logged with the actor, the source it worked from and the outcome, so your team can verify exactly what the system did.

Deployment choices

Where it runs
is your call.

Some operators are comfortable with a compliant vendor cloud. Others need building and occupant data to never leave their own boundary. We support both, and we will tell you honestly what each one costs in operations and flexibility.

Compliant cloud

A vetted provider configured under the appropriate data agreements, in your region, with data handling agreed in writing.

Private deployment

The platform runs in a private cloud or data centre you control: your region, your network, your keys.

Fully self-hosted

Open-weight models and the entire stack inside your own infrastructure. Building data never crosses your boundary; you own the operation entirely.

How we work

A clear path from
discovery to launch.

  1. 01

    Walk the building

We start with how your building actually runs: the plant, the protocols, the alarm load and the workarounds your engineers rely on. The gaps become the design brief.

  2. 02

    Agree controls & boundaries

What runs automatically, what waits for an engineer and where data may go are written down with your operations and compliance owners before production code exists.

  3. 03

    Build with AI-assisted engineering

Engineers and coding agents build in parallel under the same discipline: access controls, audit logging and data boundaries are part of the build, reviewed at every step.

  4. 04

    Prove it on real floors

We test the critical journeys with live plant, real alarms and real occupancy, produce the evidence your reviewers need, and support launch with a clear recovery plan.

Before we start.

Can you work with our existing BMS and protocols?

Yes. We integrate with BACnet, Modbus, KNX and vendor APIs, and your existing BMS stays the system of record. Integration scope and access boundaries are mapped during discovery.

Can the AI change setpoints or start plant by itself?

No. AI detects the issue, assembles the context and drafts the action. A building engineer approves it. Direct control of plant without judgement is how buildings go wrong quietly.

What about fire and life safety systems?

They stay independent on their certified systems. We read status from them for monitoring, but we never sit in the control path of any life safety system.

Can our data stay inside our own infrastructure?

Yes. We offer a compliant vendor cloud, a private deployment in your region, or fully self-hosted with open-weight models inside your own boundary. We will tell you honestly what each option costs in operations and flexibility.

How do you handle older buildings with little instrumentation?

We scope to what the building can actually tell us, and where it matters we plan the metering and sensors that close the gap. The platform is designed around the data you have, not the data a brochure assumes.

How do you measure success?

We agree the measures during discovery: energy intensity, alarm rates, comfort complaints, maintenance response time and cost per building. The dashboard is built on the same governed data as the product.

How long does a first release take?

It depends on scope and integrations. After discovery we give you a scoped estimate for the smallest useful release, typically one building or one system, and a plan for what follows.

Let's talk

Where does your
building lose energy?

Tell us about the buildings you run, the systems you depend on and the targets you answer to. We will help you scope a first release that is reliable, well-controlled and provably well-built.
